The Practice

We place exceptional property in India — heritage houses, independent residences, apartments, land worth building on. Each is selected the way a collector selects — discerned, not listed. We make an introduction between the right person and the right place, and see it through to the keys.

How We Select

Four tests decide whether a property belongs to the House. A place must answer to all four — or it is not placed at all.

Uniqueness

We place only the singular. Where there is more than one — one of many, repeated down a row or a tower — it does not appear here. If it is not the only one of its kind, it is not for us.

Trust

Beneath every property sits a layer of documents and diligence — clear title, sound provenance, every permission and encumbrance examined, and then examined again. Nothing is taken on its word.

Endurance

It must endure. In its stone and its structure, in its worth, and in its meaning — what we place should outlast the moment of its buying, and reward the patience of holding it.

Balance

A possession should sit in harmony — held in calm, owned in quiet, returning more peace than it asks. This is the measure that gives the House its name: sāmya sukha, happiness in balance.

Sāmya — equanimity, the quality of being level and clear. Sukha — ease, the state of being well-placed. Together: the wellbeing that comes not from acquisition, but from rightness. It is the standard we hold every space to.
